Il Sorger Del Sole constructed with two-metre-thick golden sandstone walls during the late 1600’s early 1700’s in the former hamlet of St. Georges’ Hill. The farmhouse with exposed stonework has original hand made oak doors, hand hewed oak beams, ceiling tiles etcetera. It has an insulated roof, PVC double glazed windows and external doors. The spacious accommodation some 230m² comprises: ground floor with two guest rooms with independent entrances, private bathrooms and an additional ‘cantina’ which could be converted into a further en-suite bedroom, under stair storage room, bread oven which could be re-used and single garage. Ancient stone steps with loggia lead to the first floor with lounge, bedroom with en-suite bathroom/utility room and a large open plan kitchen/dining area. Wooden stairs rise to the second floor with office and galleried bedroom. Access is from a council maintained ‘white road’ via black iron entrance gates onto a large gravelled drive. There is a working well and log store. The original terraced gardens are well stocked with fruit trees, bushes and shrubs. About 100 olive trees including rare ‘Mignola’ trees are used to produce own label extra virgin olive oil.

The local area is being developed with new property construction in the nearby villages of Avenale, Troviggiano and Grottaccia which ultimately will further enhance the investment potential of Il Sorger Del Sole. The owners have run the property as a bespoke 5-star B&B since 2007 with an international clientele. Their extra virgin olive oil has been endorsed by Michelin starred chefs. The property and land are easily managed, with local farmers available to tend the land. The owners live in the property all year.

Please note from English owner Mrs. Christine Richardson. After many years of happiness and welcoming guests from all the world, Mrs. Christine is now retired and closed the B&B on 6th January, 2025. The local Commune of Cingoli were very disappointed that the couple had closed the B&B. Mrs. Christine continues to take a very active part in tending her olive groves and olive trees. Arborists prune the trees every three or four years and the wood removed provides enough wood to burn on the wood burners for a winter. They mow the grass in the olive groves using a small tractor and trim the base of the olive trees annually.

With very low outgoings, low maintenance there is ample space to grow ‘cash crops’ or own produce, keep livestock and enjoy a really good lifestyle inexpensively. It has wood burning stoves, mains water, zoned mains electricity and septic tank. Potential buyers could re-open the B&B.
